Realtors hop aboard the social media bandwagon

51oMYDnf3dL._SL160_Looking at some of the vendors at the NAR Convention last week, old school, pre-technology is still a big seller.  Realtor courses are still being taught that don’t mention the new media, continuing to emphasize cold calls, mass mailings, scripts and door knocking.  I am not criticizing my colleagues who have been and continue to be very successful with those techniques.  If it’s profitable, more power to them.  I always find it interesting  how the vendors adapt to current realtor “needs” -  this year solutions included REOs, foreclosures, short sales, and the shiny new Realtor tool, Social Media.

Technology is not about machinery anymore

Those comfortable  days of putting data in a machine to store, manipulate and access have been supplanted by having to actually go beyond the machine and interact with people who are using the web for 2-way communication.  Adoption of new media requires a bit more commitment than hiring someone to do “that computer stuff”.   It’s not enough that those potential customers can see your listings, and bio, and that  business picture of you that was taken in your high school days, now they want to have a conversation with you.  And that conversation is not necessarily about real estate.

Social media was all the buzz at the convention.  Related sessions were well attended.  But social media is more than sitting in a ballroom for a couple of hours listening to an expert panel telling the audience how they use Facebook, Twitter and LinkedIn to enhance their businesses, and trying to explain the engagement that grows from social media properly used. Success takes a commitment – a commitment to a new  culture.

But I don’t want to commit to that culture of “playing on the computer all day”.   Can I hire an assistant to do it for me?  How do you find time for that?  How can I get my listings on Facebook and Twitter?  How much money can I make? How do I get to be a cool kid?  What is a cool kid?  Can I just buy a magic bullet that will take care of all this stuff and make me a social media star with thousands of friends and followers without spending all that time and energy engaging in the conversation?

Oh, there were magic bullets offered by the convention vendors, for sure, and there are plenty more ammunition dealers who weren’t on the floor.

Tara Hunt (AKA @missrogue)spoke at the convention.  Her presentation was Unlocking Buyer Happiness with Whuffie.   Social capital? Whuffie?  Sounds kind of weird.  It was far from a packed house, with a fairly large number of folks wandering out during the presentation.  If Realtors really wanted to learn what the new media and new culture is all about they should have been listening intently to what Tara had to say, or at least buying reading her book.

The best part of conventions isn’t governance meetings, innaugurations, classes, presentations, or keynote motivational speakers, it’s the memorable folks you meet and get to interact with IRL (In Real Life), discussing real life stuff and connecting as friends.  I learn more from those folks in that informal situation than I ever can in any of the other conference venues.

Richard Silver’s session at REBar Camp demonstrated that he is a talented presenter and moderator, but I also found him  to be a genuinely nice guy.  Richard, who practices his trade in Toronto, and I had a great side conversation about medical care in our respective countries.  I don’t want to get all political, but the USA could learn a lot by turning off the propaganda machine and taking a good look at Canada’s system.

I don’t think I saw Daniel Rothamel without his coat of many URLs at any time during the conference. Daniel is a Realtor in Virginia, community manager, prolific blogger and tweeter, and all- round nice guy (could have something to do with being south of the Mason-Dixon Line).  Check out his blog to find out more about The Real Estate Zebra.  Special thanks to Daniel for including me in a very special conference experience.

If anyone has made good use of his brand it’s RealtyMan.  I have followed this guy a long time, maybe even met him IRL before, but never knew his name.  The RealtyMan persona is so pervasive, he has T-Shirts.  I am waiting for mine to arrive in the mail from Gerry Bourgeois ( but just google realtyman) – pictured at the left with Matt (the suit) Fagioli, one of the daddy’s of the fabulous RETech South Event

Derek Overbey always greeted anyone who happened to be around with a cheerful smile and a sincere hello.  This Roost guy and I have bantered back and forth on Twitter for a  while and I always appreciate his wit. Derek is involved with the 100 Interviews project, and is a highly talented interviewer.  Thanks to Derek for interviewing me, although I fear that much of my performance will be heavily edited.

I have had an intellectual crush on Tara Hunt ever since I read The Whuffie Factor. I was honored to be incuded in a roundtable session that Tara facilitated on VRM and real estate, and to get a few minutes to talk with her one-on-one.  This is her formal presention at NAR on Unlocking Home Buyer Happiness with Whuffie.

Speaking of VRM (look it up!) the roundtable featured my new friend Bill Wendel.  Even though I was intimidated by Bill’s highly intellectual presentation, we became  friends, finding that we had a lot in common, especially a sense of humor about real estate, real estate practitioners, and cool kids.  Bill taught me my favorite new acronym, for a malady many in my profession suffer – not ADD, but ASD (Attention Seeking Disorder), and the Luddite 2.0 principle, which will take many more posts to cover. We will be collaborating on some online projects.  Stay tuned.

And last, but my no means least, my favorite Mommy Blogger and THE FUNNIEST WOMAN IN THE WORLD, Christina-Marie “the Gonzo Mama” Wright.  TGM was at NAR with her husband, Greg Wright, 2010 President of the Washington Association of Realtors.  There is no more entertaining evening than catching this lady on a  roll – she had me laughing continuously for about 2 hours.

So, between the sessions and the suits, the rootop cocktail parties with huge fire pits, the innagural dinners, the bloggers’ lounge, classes, and keynotes, there were  some great times to be had at the NAR conference.  I am glad I was there!

Don’t forget the Moo cards and Moleskine

I am heading for San Diego for the National Association of Realtors convention for the next few days.  I hate packing for any kind of trip, but the final rush to pack the right clothes, the mandatory cool kid accessories (Moo and Moleskine), the various chargers, batteries, music, spare glasses, etc., etc., usually ends about 2 minutes before I have to get in the car for the airport.  When I unpack at the destination there is always some critical item, like all my shirts, that has been forgotten.  And, as if by divine design, my business always reaches it’s annual crescendo the day before I have to leave town.

I am looking forward to meeting with some of the thought leaders of the real estate business and some great friends, via  a real estate BarCamp, and various forums and presentations at the convention itself.  But the best ideas are usually shared at tweet-ups, cocktail hour, and other informal settings.  Some of those folks I only know through from social networking, but past experience tells me that it will be like old friends getting together.
